I must thank those members of our community who were able to join us last night. I feel we made some headway.
I would also like to thank those of you who were able to vote for the two questions on our ballot.
The results:
Question 1: Adoption of the annual operating budget and an annual assessment of $200
- 17 votes were received.
- 1 vote was a duplicate
- 16 votes in favor of the question
- 0 votes against
26 votes in favor are required for the budget to be approved.

Question 2: Adoption of a special assessment of $250 to be used for capital repairs of HOA Assets
- 17 votes received
- 1 vote was a duplicate
- 14 votes in favor of the question
- 2 votes against
33 votes in favor are required for the approval of a special assessment

Going forward
The CC&Rs allow the board to increase the annual assessment by 5% each year without the approval of the HOA membership. Because our reserves are very low, the annual assessment will be increasing from $188.00 annually to $197.40 instead of $200.00.
We will be sending out invoices during the second week of December. The assessment comes due at the beginning of each year. We will be accessing late fees on any invoices that are outstanding after March 31st.
As we have not instituted other methods of payment, we will only be able to accept payment by check. Full details will be on the invoice.
Because the Special Assessment failed, we will not be able to repair the monuments at 189th Ave and 111th Street. Required repairs to our fences will be patch as best as possible.
The board will be reconvening in late January to plan how we will use the regular funds to manage the common areas.
Lessons Learned
I think that the virtual meeting went well – two people were not able to get on, we will have to figure out why for the future.
The use of MS Forms for an electronic ballot… Never done this before. I think it also went well except for the time allotment. I was trying to match an in-person meeting. Also, because this is a new way of doing things, I wasn’t sure how it would be accepted. So, next time we need to bring a vote or a survey to the community, I will give it seven days instead of two or three hours.
Anyway, I welcome your input on this and any other matter regarding our community.

One comment was made about the fact that I am pointing members to the website rather than filling all of the information into the email.
My primary motive here is to get you, our members, used to going to the website for information. It is my intention to have as much information there as possible so that if you delete an email, you know you can find the content on the website. The website is an information only site without a bunch of addon cruft that increases the ease of hijacking. I have also configured it asking that the search bots not index the site. You shouldn’t be able to find it on Google.
Thanksgiving is next week, and Christmas comes hot on its heels. During this holiday time, your board members will be taking the time to celebrate and enjoy.
