Fennel Ridge HOA Board of Directors Meeting; January 2025

This is a summary of the meeting held at the Scott Residence on January 27th, 2025. The complete meeting minutes will be posted on the HOA website after adoption.

Dave Scott, HOA President began the meeting by thanking Kathleen and Sue for their continuing support.

He noted that the HOA website must be migrated to a hosting platform that is paid for by the HOA. The site was created on his personal hosting server which will be shut down in February. By transferring ownership of the site to the HOA, the HOA is not dependent on Dave to maintain the platform. This action was approved by the  board and the site has been migrated to an HOA owned environment.

Dave is committed to open and regular communication with the HOA Membership. This note will be part of the February newsletter emailed to the membership.

Treasury – June Scott

Invoices for the 2025 homeowner dues were mailed in mid-December. As January 27th, thirty-four members have submitted their payments. Four members who had outstanding amounts brought their accounts current. This leaves only two members with outstanding balances.

The HOA banking has been moved from Sound Credit Union, to BECU. During our investigation of the financial situation last year, it became clear that Sound Credit did not provide the controls appropriate for an organization such as ours.

As of January 27th, the BECU accounts are:

  • Savings – $6,372.70
  • Checking – $13,096.98

Old Business

Fences

Some background: The HOA is responsible for all fences along the east side of 189th Avenue from the corner of 109th Street, north to Lot 50. The HOA is also responsible for the fencing along the east side of Tract C. Please consult the HOA map to see exactly where these fences are located. During the windstorm of December 18th, some panels of the fence on 189th Avenue were blown down. We are getting quotes from contractors to assess the state of the fence. The question is repair or replace. If the fence needs to be replaced, then a special assessment will be required to fund the project.

Landscaping

The landscaping contractor engaged by the HOA last year was let go because of the lack of funds in the HOA accounts. Now that we have our fiscal house in order, we will be hiring a landscaper to look after the two monuments, Tract C, the slope beneath the fence on 189th Avenue, and some other common areas.

Kathleen is preparing a Request for Proposal which will be provided to landscape contractors so we can obtain bids.

Tract C

The work party held on January 10th was a great success. A report has been posted to the website. Thanks to all who participated.

Other Business

The City of Bonney Lake is responsible for the property on the northeast corner of 189th Avenue and 109th Street. Kathleen has contacted the city and asked that they maintain the trees so that they don’t obscure the street view when turning left from 189th. This work has been completed.
