Dues Date Update

It has been brought to our attention that at the Board meeting of November 29th, 2000, the billing period for association assessments, was set from March through February. (Amazed that we were able to find those minutes.)

At that same meeting it was decided that your annual assessment would be billed on March 1st of each year. It would be due on April 1st.

So… we thank those members who have already paid. Those who haven’t, well you get an extension. Any unpaid amounts after April 1st will be assessed a 12% penalty as described in the CC&R’s.

By the way we only have one member who is currently in arrears. While all of our other members are current on assessments, they are not current on penalties for late payment. Any and all assessments and penalties must be paid in full before the association will provide a resale certificate. That outstanding 12% penalty will compound.


Fences

Your board reviewed some of the quotes we received for fence repairs along 189th. We have decided to take advantage of Andy Edman’s offer to repair the section of fence that has fallen. An estimate for the materials has been provided.


Landscaping

Kathleen Edmans has been interviewing landscaping contractors. She expects to have one under contract by May 1st.

The pyramid cedars – those that remain – at the 109th/189th monument will be cut down as a precursor to the revitalization of that garden. As our funds for this work is extremely limited, improvements will not occur as a project.

Kalvin Parke has offered the use of a chipper to clean up the piles of debris in the Tract C Playground. By removing the cedars at the monument now, we plan to dispose of them during the same work party.

Meeting Minutes

PDF copies of approved Board meeting minutes will be posted to the website within one week of acceptance. All references to members and lot numbers will be redacted from the public copy should that be deemed appropriate. An unredacted copy can be obtained on request.

HOA Bylaws

Our past boards have not been the best when it comes to documenting decisions. The decision to change the association dues billing dates is a good example of this. While we should all have a copy of the CC&R’s, copies of the bylaws of the association… well they are not readily available.

So… we have created another page that will document the association bylaws and their status starting with the billing dates.
